The subject of this project is a massive, 60 acre former industrial manufacturing property in Willoughby, Ohio. The client wanted to maximize the utility of the existing structures, increase efficiencies in his core business (which operates on the site), and increase rent rolls, all while removing a 140,000 square foot warehouse which had fallen into disrepair. After we worked through numerous options to expand and modernize the space, several new warehouses and an office structure were ordered and constructed. Extensive modernization to the water and sewer systems servicing the property took place, along with regrading and demising portions of the buildings and property for new tenants. The property is currently 100% occupied between the owners’ operating entity and multiple other commercial tenants. A second phase of the project is currently in the works.
